Implemented changes for Wales (Land Transaction Tax) rates and bands for the Higher residential tax rates. These changes take effect for transactions with an effective date on or after 11 December 2024.

Description

If you are buying a property in the UK, you may need to pay an amount of Land Tax (Stamp Duty) to the government. This app, will provide an estimate* for the amount of Land Tax (Stamp Duty) that may be payable for a Freehold property when purchasing as an Individual. The amount of tax you need to pay may differ based on a number of factors. These factors may include, but not limited to: the purchase price, country, type of property and whether you are a first time buyer, replacing a property or purchasing an additional property. The app will also display a breakdown of the tax calculation and allow you to email the details. The app covers individual freehold purchases in following geographical locations: - England - Northern Ireland - Scotland - Wales The estimated tax figure can also consider whether you are a: - First Time Buyer - Purchasing an Additional Property - Purchasing a Residential Property - Purchasing a Non-Residential Property You can also search for property sold prices (beta) for properties located in England and Wales, that have been sold for value and lodged with HM Land Registry for registration. Attribution Statement - Price Paid Data Contains HM Land Registry data © Crown copyright and database right 2020. This data is licensed under the Open Government Licence v3.0. Data Coverage and Timeliness: The data may be updated periodically following when additional data is published by HM Land Registry. The data covers property sales in England and Wales that are sold for value and are lodged with HM Land Registry for registration. Note, it may take several months from a property being sold to the data being available from HM Land Registry. There may also be delay in publishing the HM Land Registry data to this app. You can obtain the latest properties sold prices directly from HM Land Registry. *Important: The calculated tax figure and mortgage figures are an estimate only. The tax rules & rates are subject to change by the relevant tax authority. The tax figure may be different depending on your circumstances. The app assumes that the buyer is uk based for tax purposes. Tax rules / rates may be different for non-uk / foreign buyers. The estimated mortgage payment figures are an estimate only and make a number of assumptions. You should ALWAYS obtain an exact quote from a specific lender before committing to any mortgage or overpayment. The app is advert (ad) supported. By default, ad requests serve personalised ads, with ad selection based on the user's previously collected data. The following changes are applicable to England and Northern Ireland: • The Stamp Duty surcharge, paid on second home purchases in England and Northern Ireland, will go up by 2% from 3% to 5% from the 31st October 2024 • The point at which house buyers start paying stamp duty on a main home will drop from £250,000 to £125,000 from the 1st April 2025 • The threshold at which first-time buyers will pay Stamp Duty will drop from £425,000 to £300,000 from the 1st April 2025 (the first time buyer discount is only applicable if the purchase price is £500,000 or lower).

If the ADS rate is applicable, then for transactions on or after the 16 December 2022 - the ADS has risen from 4% to 6% of the purchase price. The app has been updated to reflect this change.

On 3 March 2021, the Welsh Government announced that the temporary increase to the nil rate band of Land Transaction Tax (LTT) for residential property transactions will be extended to 30 June 2021. The Scottish Government has confirmed that the temporary change to the residential LBTT nil-rate band introduced in July 2020 will end on 31 March 2021. The app has been updated to reflect these changes.

The Chancellor has announced amended rates for residential Stamp Duty Land Tax, which is applicable for England and Northern Ireland. The Welsh Government Minister for Finance and Trefnydd has announced on the 14 July 2020, changes to the land transaction tax (LTT) rates and thresholds. These changes will apply to purchases of residential property from the 27 July 2020 to the 31 March 2021. The changes will not apply to those buying property that is liable to the higher rates. The rates and thresholds for buyers of residential property as an investment or as a second home remain unchanged.

The nil rate band upper limit will change from £145,000 to £250,000 and will be introduced with effect from the 15 July 2020 until the 31 March 2021. The change in rates and bands will only apply to transactions with an effective date on or after 15 July 2020. The Rates for the Additional Dwelling Supplement (ADS) and non-residential LBTT remain unchanged.

The rate reduction applies to the Residential Rates on purchases from 8 July 2020 to 31 March 2021 inclusive. The rate reduction also replaces the previous special rate rules for first time buyers. For the purchase of additional properties, a 3% higher rate will be applied to the reduced rate values. The application has been updated to take into account the rate changes for purchases that complete from 8 July 2020 to 31 March 2021 inclusive.
